24 Karat Homes is Contractor of the Month

Contractor of the Month Jim and Margie Canning of 24 Karat Homes are recognized by the Fountain Hills Association of Licensed Contractors.
Jim and Margie Canning build homes that meet “the gold standard.” Their business, 24 Karat Homes (www.24karathomes.com), has been building in Fountain Hills for nine years.

“We build quality into every home,” said Jim. “For example, we lay kitchen floor tiles before installing cabinets. The tiles fill in the low spaces under the cabinets so liquids are less likely to accumulate and cause water damage, mold or mildew.”

24 Karat Homes are highly energy efficient. “One homeowner called us last winter asking how he would know whether the heat works or not. The furnace never had to turn on.”

Jim spends most of every day on job sites. “Most contractors are strictly businessmen. I’m a hands-on builder. I’ve done many of the functions and I can solve many problems on-site.”

Jim started designing and building homes in Connecticut in the 1970’s. “We brought that Eastern quality ethic here.

“The best evidence is that our clients become good friends.”

The Canning’s latest project, a spec home, is nearing completion at 15615 Firerock Country Club Dr. “It has about 7,100 square feet and views found only in Fountain Hills. You can see past Camelback Mountain from the back, and Mount Ord from the front.”

For custom homes, the Cannings charge a flat management fee. “This approach makes the homeowner and builder a team with the same goals. We can show the owner good, better and best options without bias, because our fee doesn’t depend on the homeowner’s choice.”

Margie is a Realtor with Tuttle Designer Homes Registry. She scouts premier building sites and sells the properties that 24 Karat Homes builds.

With her accounting and business background, Margie is also the operations manager for 24 Karat Homes. “We have long-term relationships with a great pool of specialized subcontractors. Our goal is to obtain the best prices and quality available for our clients.”

Their advice to people wanting a custom home is, “Come in before your plans are finished. We will work with your architect to make sure the house is buildable, not just pretty pictures.”
